I always encourage clients to create:

Must-haves: These are the essentials, such as the number of bedrooms or whether the home needs to be one level for accessibility.
Nice-to-haves: These are the extras that would be great, like a backyard or home office, but aren’t deal-breakers.

Having these lists will keep your search focused and realistic, especially in a competitive market.
